NAR Chief Economist Lawrence Yun called the market "remarkably stable" even as mortgage rates stayed elevated. The median existing-home price reached a record $434,100 in July, up 2.0% from a year earlier — the 37th consecutive month of annual price increases. Total housing inventory stood at 1.54 million units, a 4.6-month supply, unchanged from both June and a year ago.Mortgage rates crept higher through August: the average 30-year fixed rate stood at 6.67% in mid-August, up from 6.58% a year ago, even as the Federal Reserve held its benchmark rate at 3.50%-3.75%. Active listings nationwide climbed to roughly 1.2 million, up 3.2% year-over-year, though the pace of inventory growth has slowed from earlier in the year. Notably, median list prices have fallen for nine straight months even as closed-sale prices hit records — a sign sellers are cutting prices to close deals, with about 20% of listings seeing a price reduction.
■ Orange County: A Local Snapshot
Closer to home, Orange County's single-family market cooled into the end of August. The median closed price for single-family homes was about $1.46 million on August 31, moving between roughly $1.42 million and $1.5 million over the course of the month. Active inventory eased to about 5,083 listings by month-end after peaking near 5,172 — the third straight week of declines.Homes are taking longer to sell: days on market hit 64 (average) / 45 (median) at month's end, the highest readings of the year, as summer heat waves and back-to-school season kept buyers off the streets. Closings ticked up slightly to 432 for the week of August 31, with pending contracts holding steady around 1,906. Year-over-year, the county's market structure looks nearly unchanged from August 2025, with prices up only about 1%. One bright spot: the luxury segment (above $2.5 million) saw its pricing gap versus asking price narrow from 4.2% to 2.9% by month's end.
Sources: https://irvinejournal.com/RealEstate/7612
